The Role

The Purchasing Manager will be responsible for managing all subcontract negotiations for Veev's projects starting from 2024 and beyond. This role requires an individual with extensive experience in contract negotiation, a deep understanding of construction practices, and a strong background in various construction materials, especially steel. The ideal Purchasing Manager will excel at vetting subcontractors, negotiating favorable contract terms, leveraging economies of scale, and ensuring the successful closure of deals.

Responsibilities

Contract Negotiation:

  • Lead and manage the negotiation of all subcontract agreements for current and future projects, ensuring the best terms and conditions are secured.
  • Develop negotiation strategies that focus on achieving the best value while maintaining strong relationships with subcontractors.
  • Identify opportunities to leverage economies of scale by consolidating subcontractor engagements and optimizing contract terms across multiple projects.

Contractor Vetting:

  • Conduct thorough evaluations and due diligence on potential subcontractors to ensure they meet Veev’s standards for quality, reliability, and performance.
  • Establish and maintain a pre-qualified pool of subcontractors with a proven track record of delivering high-quality work.

Contract Management:

  • Draft, review, and finalize subcontract agreements in collaboration with the legal and procurement teams.
  • Ensure all contracts are comprehensive, clear, and enforceable, covering all project-specific requirements and risk mitigation measures.

Market Knowledge:

  • Maintain up-to-date knowledge of construction materials, market trends, and industry standards, with a particular emphasis on steel.
  • Monitor market conditions to anticipate material cost fluctuations and adjust negotiation strategies accordingly.

Relationship Building:

  • Develop and maintain strong relationships with subcontractors, suppliers, and other key stakeholders.
  • Facilitate regular communication and collaboration between subcontractors and internal project teams to ensure alignment and address any issues proactively.

Cost Management:

  • Work closely with the procurement team to ensure cost-effective procurement strategies and adherence to budgetary constraints.
  • Identify and implement cost-saving opportunities through effective negotiation and strategic sourcing.

Project Support:

  • Provide ongoing support to project managers and the procurement team by addressing subcontract-related issues and ensuring timely resolution.
  • Assist in the development of project timelines and budgets, ensuring subcontractor performance aligns with project goals.

Compliance:

  • Ensure all subcontract agreements comply with legal and regulatory requirements, as well as Veev’s internal policies and standards.
  • Stay informed about changes in construction laws and regulations that could impact subcontracting activities.

Qualifications

Education: Bachelor’s degree in Construction Management, Civil Engineering, Business Administration, or a related field.

Experience: Minimum of 10 years of experience in subcontract negotiation within the construction industry, with a strong background in steel and other construction materials.

    • Proven track record of successful subcontract negotiations and deal closures.
    • Deep understanding of construction practices, materials, and industry standards.
    • Excellent negotiation, communication, and interpersonal skills.

    Preferred Qualifications:

    • Advanced degree in a relevant field.
    • Professional certifications related to procurement or contract management.
    • Experience with prefab construction projects.

    Compensation

    Pursuant to state and local pay disclosure requirements, the pay range for this role, with final offer amount dependent on skills, education, experience, and location is $130,000 - $150,000 annually for Hayward, CA and surrounding areas.
